Booking conditions & terms and conditions
- After the reservation has been made, we ask you to pay the agreed deposit within 7 days.
- The deposit is 30% of the arrangement price. We will inform you of the exact amount in the reservation confirmation.
- The booking/reservation is only binding once the deposit has been received.
- The remaining sum can spot in cash or free of charge transfer in advance.
- We reserve the right to withhold down payments in the event of cancellation (see cancellation conditions).
Only in writing – unless otherwise stated, the cancellation conditions according to the AGBH (General Terms and Conditions for the Hotel Industry) apply.
- 3 months to 1 month before arrival: 40% of the total package price
- 1 month to 1 week before arrival: 70% of the total package price
- 1 week before arrival: 90% of the total package price
Tourist tax/local tax:
Winter and summer € 3,- per person per night. Children up to 15 years are exempt from the visitor’s tax/local tax.
Final cleaning (included with direct bookings):
If used properly, we do not charge final cleaning.

Arrival and departure:
The apartments are available from 04:00 p.m.. Please let us know if your arrival will be delayed and you will only be able to arrive after 08:00 p.m.. If you plan to arrive early, let us know. You are welcome to leave your luggage safely with us until you move into the apartment. The keys will then be handed over after consultation with you.
We ask you to vacate your apartment in good condition 10:00 a.m. on the day of departure. In the event of early departure or late arrival, the price for the days booked will be charged (no deductions). If fewer than the booked number of people arrive, the full apartment price will be charged. It is not allowed to sublet or re-let or to change persons within the booking period.
Parking places are available in front of our house. We ask you, also in the interests of the environment, to arrive with a few vehicles. The lessor assumes no liability for any damage to the vehicle.
Free internet is available in the entire house via WiFi.
Unfortunately, pets are not allowed in our house. We ask for your understanding.
Skis/snowboards and other sports equipment can be conveniently deposited in our ski room. Bringing skis/snowboards and other sports equipment into the apartment is prohibited.
Bread-, milk- and coffee capsule-service:
We offer our guests a daily bread & milk service at cost price. Order your rolls and/or milk the day before and we will deliver it the next morning to your apartment door. You can also purchase original Nespresso capsules for the coffee capsule machine from us at the Austrian purchase price.
We ask for your understanding that smoking is not allowed in our apartments. In the event of non-compliance, a separate cleaning fee of € 150,- will be charged.
On the day of arrival, a deposit of € 200,- per apartment must be paid in cash to the landlord. This will be deposited during the entire stay and will be 100% refunded on departure, provided that no damage is caused. All damage to the house, furniture and inventory caused by the guest will be invoiced or deducted if the amount of damage is within the amount of the deposit. Should any damage only become apparent during the final cleaning, this will be invoiced afterwards. These are to be paid within 7 days by bank transfer. Otherwise there will be additional costs for processing.
Number of people:
The agreed number of people using the apartment during the agreed rental period may not be exceeded without the consent of the landlord. The right to increase the price is reserved if the landlord agrees. Letting the apartment to third parties, even temporarily, is prohibited. If this regulation is violated, the landlord is entitled to demand the immediate handover of the apartment and a surcharge for overcrowding for the duration of the use contrary to the contract. Overnight stays by not registered persons are not permitted. The use of air mattresses or sleeping bags is only permitted after precise consultation with the landlord. The landlord charges the extra charge for this person.
The guest is responsible for the keys taken over. If the key is lost, the guest is liable up to the amount of the replacement costs (new key and/or replacement of the lock).
